Spring has finally arrived. With the mild weather comes an increase in traffic for the local real estate market. When shopping for your home, it is important to know exactly what you are looking for so you can make the most informed decision. Here are some tips for navigating a home viewing.

The bathroom

When house hunters reach the bathroom of a potential home, they tend to peek in and not stay too long. However, examining the bathroom is an important step. Open up doors and drawers to any built-in cabinets and check the storage. Does it have enough room for your personal belongings? Is there a good-sized linen closet? If the water has not been turned off, turn on the faucet and check the water pressure. Also see how long it takes for the water to heat, especially if you are a fan of hot showers.

The closets

Storage is a major concern for many home buyers, so take a close look at the number and size of closets in the home. To prepare for this, take inventory of your current storage space, and evaluate where you stand on storage. Do you have too much space or not enough? After examining your current situation, you will have a better handle on what you need.

The attic and basement

Attics and basements can be intimidating spaces, but don’t just stick your head in and walk away. These areas can be potential spots to expand your living area, by finishing the basement or building a bedroom. They also usually show signs of existing damage a buyer may need to be concerned about.

Location

Your home is so much more than just the four walls. As the popular saying goes, in real estate it is all about “location, location, location.” Are you the type of person who enjoys eating out and shopping on a regular basis? If so, it is important to note the distance from restaurants and stores and determine if it works for you.

Investigate

When buying a home, do your homework. Your new home may be in a municipality with ordinances or part a home owner’s association (HOA) with strict rules. If you hope to fence in your yard so kids or a dog can play freely, be sure the HOA allows fencing. If you love having friends over for a bonfire, check for local burning ordinances.
